Portals bring leads, but they bring the same leads to every agent who pays. Your own visibility is different. When someone searches "estate agent Limassol" or asks ChatGPT who to trust with a property sale in Paphos, the agents who appear get the enquiry directly, with no portal fee and no five competitors attached.
Three places matter:
- Google search. Pages that answer the real questions buyers and sellers type, in plain language, for the specific areas you cover.
- Google Maps. A complete profile with reviews, photos and accurate details often decides which office gets the call and the walk-in.
- AI assistants. ChatGPT and Gemini increasingly answer "who is a good estate agent in" questions. They tend to recommend businesses that are clearly described, well reviewed and consistent across the web.
Trust: sellers check before they call

A simple playbook to start this month
- Test your own response time. Have a friend enquire on one of your listings through the portal, your website and WhatsApp. Time every reply. Most agents are surprised.
- Cover after-hours on both Viber and WhatsApp. Cypriot clients often prefer Viber, overseas and expat buyers usually use WhatsApp. Covering only one means missing half your market.
- Complete your Google Business Profile. Correct category, service areas, photos of the team and office, and a habit of answering reviews.
- Ask for a review after every completed sale or rental. A short message with a direct link, sent while the client is still happy.
- Check whether AI assistants know you exist. Ask ChatGPT for estate agents in your town. If you are absent, your website probably does not say clearly who you are, where you work and why you can be trusted.
